In our neck of the woods, septic systems are extremely common. And while septic systems are a reliable and safe means of disposing of waste, they aren’t infallible and they don’t last forever.
That’s just part of the reason why getting a septic system inspection before you buy a rural property is an absolute must!
As you can see in the video below, having a septic system replaced is a big, fat, messy undertaking.
In this case, the buyer requested a septic system inspection, and the news was not good – it was in such bad shape that a person walking in the wrong spot at the wrong time might’ve fallen through!
Thankfully for the buyer of this property, the inspection meant that they didn’t have to pay for the full $8,000-or-so bill for making things right.
Typically, sellers pay for inspections like this (which can run about $500-$1,000), but if a seller refuses to do so, as a buyer, you should foot the bill! Paying $1,000 to know whether the septic system is in good shape or not is a small price to pay compared to footing the bill for an entirely new septic system.
At any rate, getting a septic inspection is just one important part of buying a rural property, and keeping track of all the things that need to be done can be a bit overwhelming. But that’s why Realtors are here – to coordinate inspections, manage deadlines, and otherwise work in your favor!
