Fortunately, those buyers didn’t have to foot the bill for the costly repair, but other buyers haven’t been so lucky because they’ve made a crucial error – skipping the inspection process.

Even if a home has a roof that looks new or the listing agent says that there’s new electrical or plumbing, it’s still important to have everything inspected. The whole point of the inspection process is to help you avoid having to pay for costly repairs down the road. So while ordering inspections costs some money up front, it could save you a bunch of money down the road.

As Katie and I discuss in the video, inspections seek to find defects in major systems like electrical or plumbing, the roof or foundation, or the septic system.

What inspections do not cover are cosmetic things like ugly carpeting or paint colors. Those things can be seen by the naked eye, and you can adjust your offer based on the cost of fixing those things (or by asking for an allowance from the seller to offset those costs). However, inspections dive deeper into things that you might not be able to readily see, which is why they are so important for home buyers.

If you waive the inspection process, you run the risk of being on the hook for any and all repairs down the road – you can’t call the seller up a year after you buy the house and ask them to do something about it!
