By putting your home on the market now, you can beat the spring rush. And as is often the case, the first one to start usually benefits the most! Take advantage of starting early and you might find that it leads to a quicker sale.
There’s Less Inventory
One of the advantages of selling in January is that there is usually less inventory on the market. This means your home has less competition and has a better chance of standing out from the crowd.
Additionally, with less inventory, real estate agents have more time to devote to marketing your property. This isn’t to say that marketing homes goes by the wayside when there are lots of homes on the market. But an agent with four current listings obviously has a little more time to devote to each one than when the same agent has 20 listings in the summer.
Buyers are Often Ready to Make the Move for the Right Home

If buyers are braving our cold Wyoming winters to look at homes, the chances are good that they are ready to move sooner rather than later.
Buyers in this position will often make more concessions on their “must-have” lists. That’s good news for sellers! For example, buyers that were dead-set on a four-bedroom home might consider your three-bedroom home as a viable alternative.
You Might Find Your Next Home
In the early months of the year, there are fewer buyers than there are in the spring and summer months. That’s a good thing when you’re looking for your next home!
With less competition for your next property, you might find yourself in a better position to negotiate the price. This isn’t always the case, but if you find a new home that’s been on the market for a while, it could mean that you can make a lower offer and have it accepted by the sellers. This is much more likely to happen now than in the summer when there could be multiple buyers interested in the same property.

Even if your home doesn’t sell in the first few months of the year, you’ll be ahead of the game for tapping into the spring and summer buying seasons.
Your home will already be on the market, will already have marketing in place, and you’ll have already had a chance to clean, declutter, and organize your home to get it in show-worthy condition. All the while, other sellers that are just bringing their homes on the market will be starting from scratch!
So, January might be known for short days and cold weather, but it could end up being the ideal time for you to sell your property.
