Dear Olivia,
I saw on HGTV the other day that some sellers are insisting on putting their dogs in the listing photos to show people it’s a pet-friendly property. But doesn’t having a pet make selling a home more difficult?
Sincerely,

Selling a home is a big task, and if you’re a pet owner, it can be an even bigger task. But, with a little preparation and the right approach, you can make your home appealing to all potential buyers. Here are some tips to help you navigate the selling process with pets in tow.
Preparing Your Home for Showings with Pets
First impressions are everything, and this is especially true when selling your home. Potential buyers need to see your space as their future home, and pets can sometimes be a distraction. Here’s how to ensure your home is show-ready:
- Deep Clean: Pet hair, dander, and odors can be a turn-off. Invest in a professional cleaning service to tackle carpets, upholstery, and any pet-specific messes. Regular vacuuming, air purifiers, and pet-safe deodorizers can help maintain a fresh environment.
- Repair Pet Damage: Scratches on doors, chewed baseboards, and stained carpets should be repaired before listing your home. These signs of pet damage can give buyers the impression that the home hasn’t been well-maintained.
- Manage Showings: Consider finding a temporary place for your pets during showings. This can reduce stress for both your pets and potential buyers. If moving your pets isn’t an option, create a designated area where they can stay during visits, and make sure it’s clean and odor-free.
Highlighting the Pet-Friendly Features of Your Home
While some buyers might be wary of pet-related issues, others could be excited to find a pet-friendly home (which is why some folks have their pets in listing photos). Use this to your advantage by highlighting features that cater to pet owners.
Showcase your home’s outdoor spaces. If you have a fenced yard, your Realtor will mention it in your listing. They will also highlight any pet-friendly landscaping or outdoor spaces that are perfect for pets to roam and play.
If your home has features like built-in pet doors, cozy nooks for pet beds, or even a pet washing station, make sure to point these out to your listing agent as well. These can be attractive selling points for buyers who are also pet owners.
Addressing Potential Concerns from Buyers without Pets
Not everyone is a pet lover, and some buyers might have allergies or concerns about living in a home previously occupied by pets. You can ease their worries in any number of ways, though.
First and foremost, before listing, I’d advise you to have your home professionally cleaned to remove allergens and odors. This includes cleaning air ducts and replacing filters, which can help eliminate any lingering pet dander.
A little staging goes a long way as well. When staging your home, create a neutral environment. Remove any pet beds, toys, and food bowls during showings to help buyers focus on the home itself. This way, even those without pets can envision themselves living there.
Selling a home with pets doesn’t have to be difficult. By thoroughly preparing your home, highlighting its pet-friendly features, and addressing potential concerns, you can attract a wide range of buyers. Remember, the goal is to create a welcoming environment where any buyer can see themselves—and possibly their pets—living happily ever after.
